This lovely detached home sits in a magnificent position with breathtaking views of Woolacombe Bay to the front and National Trust land behind. The house is built on a private road just above the Esplanade, slightly removed from the hustle and bustle of the village, but still only a stroll from the three mile Blue Flag beach and the shops. Everything you could need is just minutes away - whether it be restaurants and pubs, pitch and put, crazy golf, surf hire or an impressive spa available in a nearby hotel - there is something for everyone.

The key thing about Baggy Leap is the sea - there are sea views from almost every room in the house. The fabulously spacious living room has floor to ceiling windows with amazing sea views. You can play table football, or pool or snuggle down on the enormous sofas and watch TV, and there is Satellite Plus for the times you want to go outside to admire the sunset. The kitchen is incredibly well-equipped and has a dark blue double Aga as well as a separate oven and hob. Just by the back door are shelves of different sized wellies to borrow for wet weather (including some tiny ones) which we hope will work for everyone in your party. If you're not able to eat outside - in the summerhouse or on the terrace - there's a family dining room with long pine tables and traditional dresser. Enjoy your meals while watching the sea, the sky and Lundy Island.

The house has five bedrooms; four double rooms and a twin room which can be converted to a double room on request. There are three bathrooms and two separate cloakrooms. One of the double rooms has a king-size bed and ensuite bathroom, and spectacular views the length of the three mile beach. Another of the double bedrooms is downstairs and has an en suite shower room. All bed linen is white Egyptian cotton and white towels are provided for use in the house. White walls, cream carpets and curtains and colourful photography combine to create a cool and relaxing atmosphere throughout. There are books and games for rainy days in the second sitting room which has a sofa and bean bags. Baggy Leap has a pretty big footprint, with room for three or four cars to park comfortably at the top of its long drive. It also has a quirky garden layout. There's a sloping lawn in front, leading up to the long terrace that runs the length of the house with a table and chairs to sit at the far corner. A small lawn in front of the summerhouse is a good place to play giant jenga (you'll find that next to the wellies). Behind the summerhouse is a shower to rinse off after swimming or surfing. At the back of the house there are flower and herb beds - feel free to add sage, rosemary or mint to your cooking. A small wooden gate in the old wall opens onto the National Trust land that lies behind the house itself. Go through the gate and up the hill, past the bracken, the brambles and the sheep, and you'll be rewarded by quite breathtaking views.

Drakes, along with its sister properties Mallards and Coots, are all located in Hengar Manor Country Park. Situated a few miles inland from the dramatic North Cornwall coastal towns of Wadebridge, Padstow and Camelford and in an area known for its natural beauty, Hengar Manor offers peace and quiet amongst its 35 acres of gardens, woodland and three fishing lakes. On site facilities also include an outdoor woodland playground, as well as indoor leisure centre with swimming pool and slides and a spa and beauty centre. With such comprehensive leisure facilities on site there really is no need to venture further afield, as no matter how the weather is, there is entertainment for all ages on site. For those wishing to explore the area there are many famous towns, villages or gardens to visit close by, as well as gorgeous beaches within a few miles from Padstow to Tintagel.


Drakes is a large 'A frame' lodge style dwelling and is part of a terrace of five properties. Entrance is gained directly from a small front patio, where garden furniture allows you to sit in a nice sunny space. Be prepared to welcome the feathered visitors who regularly come calling for some left-over bread or cakes and who the lodge is named after. Double patio doors open into the open plan living and dining area. This spacious room has comfortable seating for all and a large farmhouse pine dining table. This is an ideal spot to plan what exciting activity to sample next and where meals can be enjoyed. The compact alcove kitchen opens from the inner hallway and provides all the essential equipment needed for holiday meals. However with an on-site restaurant offering Italian food and a tavern bar offering a more traditional menu, you may find you eat in less than expected. The ground floor is completed by a twin room and both a family bathroom with WC and basin, as well as a separate shower room with WC and basin. This offers a very flexible and practical sleeping arrangement. The central open-tread staircase leads up to a further two bedrooms. These two large rooms are almost the same size, offering lots of space, which is ideal if you are travelling with a young child and need to place a travel cot. The spacious master bedroom has the added advantage of a balcony with seating, protected by the pitched roof of the lodge. Heating throughout the lodge is from night storage heaters with extra independent heaters if required, ensuring you stay is warm and cosy all year round. Drakes is a great base for an activity packed family holiday and as it is closely sited next to Mallards and Coots, could be taken jointly with family or friends.

In a superb location, set in 3.5 acres of unspoilt countryside, Priory House offers seclusion and privacy. It really does offer the best of both worlds; this impressive detached home is surrounded by stunning rural scenery yet sits only two miles from the principal market town of Barnstaple and just a short drive away from a choice of stunning North Devon beaches. Access to J27 of the M5 is less than an hour away. As soon as you enter through the pillared wooden gates onto the private sweeping driveway, you will know you have arrived somewhere really special to relax and unwind. The spacious contemporary accommodation is light and bright throughout, with high quality furnishings, stylishly presented. A superbly equipped kitchen/dining room is at the heart of the house, where the whole family can gather for leisurely breakfasts or catch up on the days adventures over dinner. This dual aspect room has French doors opening onto a choice of two terraces, which enjoy the sun at different times of day. Two separate living rooms ensure plenty of space for everyone to relax or play and both have doors which open directly onto one of the terraces which surround the property on all sides for easy access to superb views. There are five attractively furnished bedrooms on the first floor. The master bedroom features a pretty Juliette balcony, ensuite bathroom and huge walk in wardrobe. A second king room also benefits from an ensuite shower room. The third bedroom is a double aspect room with sleeping options for a family offering great flexibility by way of two zip and link king size beds that can be converted to four singles on request. The grounds which immediately surround the house are mostly lawned, overlooking paddocks and woodland with wonderful views far into the distance. An elevated tree house (young children will need to be supervised)will provide amusement for the younger guests and a small orchard is being established in a further corner of the expansive gardens.
In the grounds just across the gravelled car park there is a delightful self contained cottage that sleeps two with its own kitchen/diner and bathroom. The cottage is secluded and has a private garden area. There is a residential let in until August 5th, however if you are interested in renting both Priory House and Priory Cottage altogether after this date please contact the office and we will provide you with a special tariff.
For larger family groups or for two families holidaying together, Priory House is just perfect for getting away from it all in spacious comfortable surroundings. The golden sandy surfing beaches of Saunton and Croyde are approximately twenty-five minutes drive away and the fringes of beautiful Exmoor National Park even closer.
