Riverside Cottage is the end terrace of a converted watermill on the banks of the River Waveney on the Norfolk/Suffolk border. Set in the heart of a conservation area, with river frontage and fishing rights, Riverside Cottage is the perfect holiday location for a secluded, romantic retreat. It also makes an ideal cycling base, situated on National Cycle Network route 30. It has a private jetty, a four person rowing boat and a small, private island accessed via a wooden bridge. Visitors to the garden include swans, deer, kingfishers, ducks and numerous other bird species. Fish include chubb, pike and perch. The river runs the full length of the garden and along the bank are bulrushes, water iris, lilies and reeds. There is a public house within walking distance, The Old Kings Head with origins dating back to the 14th century incorporates a bar and restaurant.

Convenient shopping is available in the busy market town of Harleston, three miles away. The Heritage Coast is within easy reach and includes the resorts of Southwold and Felixstowe. It is ideally situated for exploring Constable and Gainsborough Country, Framlingham Castle, Bigod Castle in Bungay, the Norfolk Broads or trawling antique markets and local potteries. Pakenham boasts the only working water mill in Suffolk and Bressingham Steam Museum and Banham Zoo are 20 minutes away. Excellent local restaurants include the Fox and Goose at Fressingfield, the Swan at Hoxne, the Low House (the Kings Head) at Laxfield, the Relish at Newton Flotman and the De La Pole at Wingfield.

Clock Cottage is a pretty, comfortably furnished, traditional brick and flint end-of-terrace cottage in the charming north Norfolk village of East Rudham, in a quiet road.

Built around 1815, the cottage was once the home of Mr Higgins, a local clock maker in the mid-Victorian period. The clock on the outside of the cottage dates back to this time.

The village boasts a good butchers, a small shop selling newspapers and bread as well as a lovely gift shop and tea room serving yummy cakes, one of the most visited shops in Norfolk. The excellent "gastro" pub called The Crown is owned by celebrity chef Chris Coubrough. The village tennis court, a playing field and bowling club are nearby. For keen walkers the area is ideal for enjoying the coastal paths. Sculthorpe nature reserve with excellent birdwatching is 5 minutes away and there is also excellent birdwatching at both Titchwell and Holme nature reserves.

East Rudham is located between Kings Lynn and Fakenham and is well placed for those wishing to explore the pretty market towns of Burnham Market, Holt and King's Lynn as well as the North Norfolk coastline - the sandy beaches of Wells, Hunstanton and Holme are a short distance by car. The market town of Fakenham is a 10 minute drive with its good selection of shops, eateries and pubs. Fakenham has an excellent market on a Thursday and a visit to the auction rooms on the same day can be very educational. Stately homes abound with the deer parks of Houghton Hall and Holkham Hall, whilst Sandringham Estate is within easy reach.

It is situated at the Old Vicarage, Little Walsingham, a beautiful and historic village in North Norfolk. One of several cottages located within the grounds of the Old Vicarage which sits in two acres of woodland, Grace Cottage is located within the Vicarage's original walled garden with French doors leading into the garden.

The Old Rectory details

The Old Rectory in Norfolk is a luxury self catering holiday home which stands in its own parkland next to the church surrounded by open countryside, a mile from North Tuddenham. The original rectory dated from the 16th century and the poet William Cowper stayed here when he first came to Norfolk. It was replaced in 1852 by Rev Barry, younger brother of the architect of the Houses of Parliament, who designed it himself. The holiday home has been refurbished to provide a luxury self catering venue for family gatherings. It is easily accessed from the A47, half a mile away.

There is a pub in the village of North Tuddenham. Situated in the upspoilt rural centre of Norfolk there is much to see and do as it is ideally located for exploring the coast (35 minutes' drive), the Broads (30 minutes) and the historic city of Norwich (20 minutes). The Old Rectory is set in idyllic surroundings with grounds covering 12.5 acres. There are large areas of lawn interspersed with mature shrubs and trees. The grounds also include a west facing terrace, ideal for summer barbecues, a pond (this has been fenced making it childproof), and a children's football area with two goals. The Old Rectory is an ideal outdoor holiday break with its own wood: a pathway marked by an avenue of yew trees which leads to clearings planted with bluebells, foxgloves and primroses and ideal picnic spots. There is table tennis in the games room and an all weather tennis court in the grounds. There are riding stables nearby. You can even have one of the Hotel’s Chefs prepare a bespoke menu and serve it to you in the comfort and privacy of your lodge if you really want to treat yourselves!
