Laylands Cottage was the first building on the road to Wells-next-the-Sea and one of the earliest buildings in the 15th century town. It was originally built as an inn offering shelter to the drovers from the north bringing cattle and sheep to catch boats to the continent. The old settle where the drovers drank their ale still remains in the corner of the house.
Laylands Cottage enjoys an elevated position with views over a green belt conservation area. Not far ever, an old horse grazes in the field looking out beyond towards the Pinewoods and Wells beach. The house is detached with secluded front and rear gardens. The large rear garden, which is walled and south facing, has mature fruit trees and a large patio, perfect for outside dining.
The house is situated just a five minute walk from the harbour and the sea. Wells beach, with its famous white sand dunes and beach huts, is easily reached by a 15-minute walk through the pine wood. Laylands Cottage has recently undergone a complete renovation which is sympathetic to the historic heart of the house, but also encompasses all the conveniences for modern living.
Wells-next-the-Sea is an atmospheric Norfolk town set behind a small working harbour on the beautiful North Norfolk Coast. The town has a maze of narrow streets, old alleys and yards, filled with an eclectic mix of shops, pubs and cafes and there are many listed and interesting Georgian and Victorian buildings.
Wells-next-the-Sea is within one of the UK's designated Areas of Outstanding Natural Beauty at the heart of the North Norfolk Heritage Coast. The beautiful award-winning sandy beach, with its pine trees, sand dunes and colourful beach huts, can be reached using a miniature steam train from the harbour or enjoy the quay with its active fishing and sailing club. Laylands Cottage is an ideal outdoor holiday break as both Wells-next-the-Sea and Holkham Woods are one of the UK's designated Nature Reserves, and walkers and birdwatchers can enjoy the North Norfolk Coastal Path, creeks and marshes. This fun cottage has access to a pretty Victorian walled garden which is also the view from each of the three ground floor bedrooms. This cottage is a perfect place to relax and enjoy the tranquil meadow views where barn owls and oystercatchers are some of the many visitors who may be spotted.
Locally there are many places of historic interest, various cycle routes and an abundance of scenic walking, including the 20 acre grounds of Walsingham Abbey. A scenic trip on the world's longest narrow gauge steam train from Walsingham will bring you to Wells-next-the-Sea, popular for crab fishing at the quay and its huge sandy beaches with picturesque beach huts, dunes, pine forest, cafe and safe swimming for children.

Also the well-known and popular thatched pub, the Four Horse Shoes, is less than five minutes' walk away.
Diss Golf Course is approximately five miles away and the historic town of Eye is only four miles away.
The cottage is also only one hour 40 minutes' drive from London and there is the well serviced train from London to Diss.
