An inner door leads directly into the bright and sunny kitchen area leading through to the adjacent dining room with a natural wood floor and views of the garden and countryside beyond.
A central hallway gives access to a sitting room with a high ceiling and comfortable lounge seating facing the fireplace and French windows open to a lovely conservatory with casual seating and tranquil views over the mature garden. There are three pleasant bedrooms: a spacious master bedroom with a double bed, a smaller double bedroom and a single bedded room. A bathroom W.C. with hand basin, heated towel rail and shower over the bath and an additional cloakroom W.C. completes the accommodation.
The extensive sloping garden which surrounds Cregaminnis is ideal for older children to let off steam however toddlers, young children and pets will require supervision as there are some steep unprotected areas. The seaside village of Perranporth is just over 1 mile away and has a wide expanse of fine golden sand popular with surfers and families alike with a selection of shops, pubs, restaurants, and surf hire facilities suitable for everyday needs.
The nearest pub is at Bolingey which can be reached via a local footpath or 1 mile by road and there are also traditional village pubs in Mithian, St Agnes and Cubert all within a 5 mile radius. As the name implies, this is an idyllic cosy property, double glazed and offering a comfortable and well equipped home from home at any time of the year with under floor heating throughout, set in a rural but not isolated position for touring.
Approached from the tarmac parking area where there is space for one car, a path and three gated steps lead up to the front door opening to a central hallway with a shower room W.C. with hand basin and heated towel rail at the rear.

The villages of Lanner and Carharrack are both within a 5 minute drive and each have a local store and pub, and for a wider selection of amenities, the maritime town of Falmouth and the cathedral city of Truro are both 20 minutes by car.
There is a wide choice of beaches including Porthtowan, Portreath, Newquay, St Ives and Falmouth to name but a few all within a 30 minute drive and the glorious Roseland Peninsula can also be reached via the King Harry Ferry. There are a plenitude of golf courses, houses and gardens to visit in the area, water sports are available at Stithians Lake and the Cornish Way Coast to Coast Cycle Trail is nearby with bicycle hire available from Bissoe Tramways.

Accommodation overview: Equidistant from both the spectacular North and South Coasts and nestling in a lovely tranquil area, this recently renovated pretty 19th century detached cottage stands in a quarter of an acre of mature country garden. Retaining much of the original charm and character, Westside Cottage provides warm and cosy year round accommodation set in an area of outstanding natural beauty, within half a mile of ancient walks and graded cycle trails through Cardinham Woods.
The property is approached by a gated gravel driveway with ample parking and a slate path that leads to the front entrance porch and a stable door opening directly into the attractive beamed living room that spans the width of the cottage. On one side, comfortable lounge seating is arranged before a granite fireplace retaining the original cloam oven and a wood burning stove, and on the opposite side, there is a dining suite next to a stove effect electric fire set within a second granite fireplace.
Just off from the dining area French doors open onto a small sunny patio. At the rear, an inner hall has a fully glazed door to the garden and decking area, a bathroom W.C. with hand basin and shower over the bath, a newly fitted kitchen and an adjacent utility room with access to the driveway.
Upstairs are two pleasant bedrooms with double and twin zip link beds (making a 6ft double if required) respectively, both with beamed ceilings, exposed stonework and window seats overlooking the front garden. The extensive garden which surrounds the property has a secluded lawn and a pretty curved wooden deck at the rear. A summerhouse at the top of the garden enjoys beautiful views over fields and wooded hills. At the bottom of the garden there is a log store with storage space for bicycles and beach gear.
Blisland, 4 miles, has a local store/P.O. and traditional pub facing the village green and Bodmin, 5 miles, has a good selection of shops, pubs, bicycle hire, leisure centre, golf club and Steam Railway. Bodmin Moor offers walking and solitude and there are cycle trails through Cardinham Woods with the Camel Trail close by.
The beautiful beaches and fishing villages of the north and south coast’s are within 30 minutes drive and there are many glorious gardens and historic houses including Lanhydrock House (4.5 miles) and the Eden Project within easy reach. There are electric convector heaters in all bedrooms. To the side of the cottage is a parking area which leads down to the attractive shingle beach and a 300 year old pub and restaurant.
The cove is a fine base for boating and fishing activities, the south west coastal path is nearby and the bustling village of St Keverne is just over 2 miles away. The lovely village and harbour of Coverack is 4 miles.

Accommodation overview: Only a few minutes from the coastal path and in a wonderful area for walkers, with lovely country views, this attractive detached granite cottage is set in the picturesque farming hamlet of Bosorne on the brow of a hill overlooking Cot Valley which runs down to the boulder strewn beach and rugged coast to the south of Cape Cornwall.
Approached from a lane through a walled and gated grassy garden the front door opens into a small lobby, a wide central hallway with ample hanging space to one side with stairs winding up to the floor above. Off the hall is a very spacious sitting room with a high ceiling and a rather grand granite fireplace. On the other side of the hall is a recently enlarged, attractive kitchen / dining room with modern fitted units and beyond a utility room. There is a new downstairs shower room W.C. with hand basin and a door to a service courtyard at the rear where there are sheds for storage etc.
Upstairs are a bathroom with hand basin and hand shower fitment to the bath, a separate W.C. and three bedrooms, two with a glimpse of the sea at the mouth of the valley. There is one kingsize double room, one twin bedded room and one with bunk beds. From the front garden a side gate and two steps leads up to a part walled grassy garden at one end of the cottage, ideal for older children. The shops and amenities of St Just are about a mile.

To one side, a recently upgraded, well equipped kitchen has modern fitted units and an external door leading to the fully enclosed garden. There is one ground floor bedroom with a double bed and an en-suite shower room W.C. with hand basin.
Carpeted stairs lead up in one corner of the sitting room to a wide landing, a twin bedded room and a Bathroom W.C. with Jacuzzi bath and hand basin. The garden featuring an outstanding Wisteria has a sheltered lawn and storage shed with ample room for beach gear, and there is off road parking for one car.
There is a pub that serves good food within a 10 minute walk and St Austell, 2 miles, has a range of shops and facilities including supermarkets, a cinema, bowling alley and leisure centre. The Lost Gardens of Heligan are within a 30 minute drive as are the picturesque coastal villages of Mevagissey and Fowey, and there are two golf courses at nearby Carlyon Bay and Porthpean.

Approached via a private drive shared with the owners, the garden gate opens on to a large patio with raised fish pond and flower beds.
The front door leads into a small lobby. An inner door leads to a light, airy dual-aspect living room with French doors opening on to the patio and garden, with views over the creek. A fitted kitchen runs along one wall, and there are comfortable dining and sitting areas with a quarry tiled floor. At the far end, one step leads to a double bedded room with views of the river and forest, and a bathroom W.C. with wash basin and bath with hand shower attachment.
From the living room carpeted stairs lead up to two bedrooms and a shower room W.C. with hand basin and double width shower. The large bedroom has a 5ft double bed and views over the creek and forest. The smaller bedroom has two single beds and a window looking over a pretty fountain, the river and forest. The garden, with lawn, flower beds and barbecue area, is stock fenced, but the proximity of water and wildlife may make it unsuitable for toddlers. Dogs must be kept under control.
Hatt , 1 mile away, has a garage, post office and small shop and there are two village pubs within a 10 minute drive. There are two golf courses including the famous St Mellion (handicap required), yacht clubs and canoeing within a few minutes drive. There is horse riding, walking, and beautiful gardens to visit, and the beaches of Seaton and Whitsand Bay are about 30 minutes drive, as is the historic city of Plymouth with numerous attractions including Europe's largest marine aquarium.
