Hamilton House is situated in the heart of this coastal village and within approximately half a mile's level walk to the wide pebble beach and sea. The house is situated in a private no through road at the end of which starts the level footpath that leads to the beach and is an ideal holiday venue for families with small children. The footpath itself is a delightful walk through the fields and alongside a stream before reaching the extensive pebble beach with rock pools, car park, delightful tearooms and a shop.

Branscombe is undoubtedly one of East Devon's most sought after coastal villages, situated just inland from the Jurassic Coast, the World Heritage Coastline along Lyme Bay and nestling amongst some of East Devon's most glorious countryside, much of which is owned by the National Trust and designated an Area of Outstanding Natural Beauty.

Branscombe is a delightful village with two popular public houses, the Masons Arms and the Fountain Head both serving excellent food. The Old Bakery tea house and gardens are only a 10 minute stroll. There is an ancient parish church that dates back to the 11th century, three National Trust properties, the Old Bakery, the Manor Mill and the Old Forge, and a post office/convenience store.

To either side of the wide beach, the coast rises to cliffs, which are in the ownership of the National Trust. There are spectacular walks in both directions - either the South West Coast Path towards Sidmouth or alternatively, the shorter but undoubtedly more scenic and dramatic cliff walk to Beer. This walk was recently voted one of the top 50 most scenic walks in Britain. There are various other scenic walks in the area.

The historic market town of Honiton is just nine miles away, famous for antiques and lace. The coastal resorts of Beer and Sidmouth are approximately 10 and 20 minutes away respectively, and other resorts such as Exmouth and Lyme Regis are a 30-minute drive. The city of Exeter is only a 30-minute drive with its cathedral, shops, theatres and restaurants, and the property is only 45 minutes from Dartmoor. Hamilton House can be reached via a direct train from Waterloo or Clapham Junction to Axminster (2.5 hours) and a 15-20 minutes' drive from Branscombe.

Turnpike Cottage is a recently refurbished Grade II listed, three bedroom property set in the Devon countryside yet only ½ a mile walking distance from the sea. The cottage is in a fantastic location between the lovely South Hams village of Stokenham and the coastal village of Torcross.

There are some great pubs and restaurants nearby and a superb farm shop just down the road. It is ideally placed for walking, bird-watching, sailing and exploring the surrounding area of Outstanding Natural Beauty rich in history and wildlife. The local market town of Kingsbridge is about 15 minutes and historic Dartmouth and stylish Salcombe are just 20 minutes away. The private beach at Blackpool Sands is only a 10 minute drive away with parking, changing rooms and a beach cafe.

Twenty acres of gardens, pasture and farmland surround the property with stunning views across the fields and out to sea. The garden is well established with an abundance of flowers, shrubs and soft fruit bushes and trees. It is fully enclosed (child and dog safe) and consists of different levels which are accessed by steps

Children are welcome at the property; a cot and highchair are provided. You will also find a few extras to make your stay more comfortable and packing a little easier – including toys, books and games.

Two well behaved dogs are also welcome and there is excellent walking nearby.

Please note that there are steps in and around the property making disabled access difficult.

The cottage is situated side on the Stokenham to Torcross road but access to the cottage is to the side of the property with its own drive and large parking area.

Pamos Farm Cottage is a semi-detached cob and thatched holiday property on a delightful traditional farm in the rural setting of the Blackdown Hills surrounded by woodlands and fields.

Situated in an Area of Outstanding Natural Beauty, the small rural farm is located at the end of a long track off a quiet lane, but easily accessible from the A303, two miles away. It has its own tranquil private garden and there are views across the Otter valley from the grounds.

The coast at Sidmouth, Branscombe and Beer is a 40-minute drive, and the retaurants of Hugh Fearley Whittingstall and Mark Hix at Axminster and Lyme Regis are within a 30-minute drive.

The cathedral city of Exeter with a new shopping centre is 25 miles, and Honiton with its antique shops and secondhand books is 10 miles away. The nearest pub is in Churchinford, two miles away.

A dog is very welcome at this property but must be kept to the ground floor. This is also a working farm with animals so your dog must be kept on a lead when taking advantage of the lovely walks.
