Riverside Cottage is the end terrace of a converted watermill on the banks of the River Waveney on the Norfolk/Suffolk border. Set in the heart of a conservation area, with river frontage and fishing rights, Riverside Cottage is the perfect holiday location for a secluded, romantic retreat. It also makes an ideal cycling base, situated on National Cycle Network route 30. It has a private jetty, a four person rowing boat and a small, private island accessed via a wooden bridge. The river runs the full length of the garden and along the bank are bulrushes, water iris, lilies and reeds. Convenient shopping is available in the busy market town of Harleston, three miles away. The Heritage Coast is within easy reach and includes the resorts of Southwold and Felixstowe. It is ideally situated for exploring Constable and Gainsborough Country, Framlingham Castle, Bigod Castle in Bungay, the Norfolk Broads or trawling antique markets and local potteries. Pakenham boasts the only working water mill in Suffolk and Bressingham Steam Museum and Banham Zoo are 20 minutes away. Excellent local restaurants include the Fox and Goose at Fressingfield, the Swan at Hoxne, the Low House (the Kings Head) at Laxfield, the Relish at Newton Flotman and the De La Pole at Wingfield.

Oystercatcher is nestled in the beautiful North Norfolk countryside and is approached via a tree lined avenue. This beautifully presented single storey mews style property is set within the prestigious development of a late Georgian rectory, with communal woodland and grounds extending to approximately to 2.5 acres.
Built within the pretty Victorian walled garden of the Old Vicarage, this cottage has been named after a resident oystercatcher who is often spotted striding the garden walls. There are also many places of historic interest, various cycle routes and an abundance of scenic walking, including the 20 acre grounds of Walsingham Abbey, especially beautiful when the snow drops have opened. There are award winning places to eat, such as the Norfolk Riddle restaurant, its adjoining fish and chip shop and the Great Walsingham Barns, serving award winning pies and amazing roast diners. Privately situated within the grounds of Felmingham Hall, a fine Grade II listed Elizabethan manor house, are Felmingham Hall Barns: two award-winning holiday properties with a stunning 18th century barn conversion. Individually Longbarn and Dovecote can cater for parties of up to 10 or six respectively. Quietly located at the end of a long drive off a country lane, the barns stand within their own south-facing walled garden, in a tranquil setting, surrounded by farmland. With a private courtyard with covered parking for five cars to the front, the barns are approached via a grape and laburnum covered pergola.
Once the home of William Talman, architect of Chatsworth and Master of the Works to the court of James I, Felmingham Hall was built in 1569 and is one of the earliest examples of Elizabethan architecture in North Norfolk.
It stands in unspoilt countryside not far from the National Trust's Blickling and Felbrigg estates, and is an ideal location from which to explore the renowned coastline of Norfolk, only 20 minutes by car. The famous Weaver's Way network of country walks is a 10-minute stroll from the barns and the east coast just 15 minutes by car. From Felmingham the picturesque Georgian towns of Holt and Burnham Market, the seaside villages of Cley (with its famous bird sanctuaries) and Stiffkey, and the traditional English resort towns of Cromer (with its Hotel de Paris), Sheringham and Wells are all within easy reach by car and offer everything from delicatessens and antique shops to restaurants and theatres.
Dovecote, the smaller unit in this award-winning conversion of an 18th century barn, features a deceptively spacious reception room with inglenook fireplace and wood burning stove, dining area with double doors. The Normans is a three storey holiday townhouse situated in the centre of Wells-next-the-Sea in Norfolk, just a 2-minute walk from the harbour and the sea. A high wall totally encloses the picturesque rear garden and patio area of this self catering luxury rental house. The house was originally built for the town's wheat merchant, who, it was rumoured, was also a smuggler. At the top of the holiday house there is a spy window, from which the merchant watched his boats come in and apparently the house had tunnels running beneath leading to various locations in the town. The spacious bedrooms have impressive views across the coast from Holkham to Stiffkey.
Wells-next-the-Sea is a popular Norfolk town set behind a small harbour on the beautiful North Norfolk Coast. The town has a maze of narrow streets, old alleys and yards, filled with shops, pubs and cafes and there are many listed and impressive Georgian and Victorian buildings.
Wells-next-the-Sea is within one of the UK's designated Areas of Outstanding Natural Beauty at the heart of the North Norfolk Heritage Coast.
